How we design your project 

Archizen follows a simple 6-Step process to design your project.

Archizen Architects Free-hand Schematic Concept Sketch
STEP 1: Schematic Concept Design

 

We create your free hand concept sketches and refine them until you get the design you want. 


  

Once we receive your instructions, we start on your free hand schematic sketches.  These sketches are a starting point only and with your input we alter and refine your sketches until you get exactly the design you want so you can avoid costly changes later.

We will not proceed any further with your concept designs until you are completely satisfied.  We're patient no matter how long it takes to get your design the way you want it.  We don't tire and we treat you with the same freshness and respect as the first design revision.

 

Archizen Architects Design Development

STEP 2: Design Development

We  input your design into the latest 3D computer technology and you see your design come to life.

Using the latest sophisticated 3 dimensional archiCAD computer generated technology, we input your free hand schematic sketches into our software and you start to see your design come to life in more detail before you spend any money on construction. 

During the Design Development stage you will experience a realistic and exciting black and white three dimensional visualisation of what your final project will actually look like.  For an additional fee animated fly-through videos & colour renderings can be produced as these optional extras are tailored to your needs and budget.

 

Archizen Architects DA Documentation & Council Submission

STEP 3: DA Documentation & Council Submission  

 

We prepare all the necessary documentation for council and lodge your development application.

Archizen Architects will prepare all the plans, elevations and specifications that are required for the development application with your local council.

.

We produce shadow diagrams, including neighbouring properties in your drawings as required and we will liase and meet with council to discuss your project whenever it is necessary.  With 30 years experience we have built great long-term relationships with may Councils across Sydney and throughout Australia and are proud to have a 100% development approval success rate while pushing the boundaries of architectural design.

Archizen Architects Construction Documentation

STEP 4: Construction Documentation - optional

 

We prepare all the necessary drawings and documentation for your construction certificate application.
 


Upon Council written approval of your design and after receiving your instructions, we prepare detailed construction drawings and all documentation required for the construction certificate/building permit.

We produce detailed roof plans, ceiling, lighting & electrical drawings, kitchen, bathroom and laundry layouts and elevations including schedules and specifications.

.

We also liase and meet with the relevant consultants such as engineers, builders and contractors where necessary.  We've made this stage completely optional as some of our clients such as experienced builders and developers prefer to complete this stage and save costs.  While others prefer a stress free experience and have us complete this stage.

Archizen Architects Tender Package & Negotiation

STEP 5: Tendering Package & Negotiation - optional

 

We prepare a comprehensive tendering package for builders to quote on your project and help with the negotiation process. 


Drawings required by builders for tendering are prepared in a comprehensive tendering package so building contractors can compare 'apples with apples'. 

We include drawings, detailed specifications and specialist reports and we discuss these documents along with our expectation levels with potential builders.  We send your tendering package out to a number of builders who have registered an expression of interest in quoting for the construction of your project. You are free to use your builders or ours.

The tendering package is designed to make tendering for your project quick and easy so you can start your project as soon as you are ready.  You get to choose your builder.  Again to help you stay within your budget we have made the Design Tendering stage completely optional.

STEP 6: Contract Administration - optional

We're here to help; by acting as your agent we can reduce the stress during the building process and help to achieve a successful outcome for your project. 


  .

Archizen can take the stress out of the building process by acting as your agent, liasing with the builder on site and giving you peace of mind by ensuring that your home or project is built according to plan. You can relax while your architect handles all the building queries. 

.

Your architect will meet with the builder you've chosen and the relevant council representatives as often as necessary to ensure the building process is as smooth as possible.  Your architect will keep you informed promptly if he/she has any concerns whatsoever to keep delays to a minimum.  Again to stay within your budget we have made the Contract Administration stage completely optional.
