Why should I use an architect?

Being the only construction professionals who are legally obliged to put their clients interests before their own, registered architects are different from other "building designers" by their training, their ability to provide a complete service and the stringently applied ethical and professional regulations. 

Your architect is a professional and an expert in his field, with a good design he can save you both time and money in the short term and long term.  He can also add massive value to your design project.  If engaged to project manage your design to completion, he can also take a lot of the stress out of the whole building process by acting as your representative.

 

What should I look for when choosing an architect?

You need to find the right person for the right project, for example if you want to incorporate feng shui or green elements into your care project then you need to find an architect who specialises in that field.  If you are about to embark on a care or residential project then you need to look for an architect who has expertise in that field, having a building & development background is also a huge advantage. 

For peace of mind look for a fully qualified architect, preferably a registered A+ practice who is a member of the Australian Institute of Architects (AIA).  An experienced architect that has been in the industry for a number of years will have plenty of knowledge and they should be able to save you money as well as add value to your project which should more than cover their fees.

If you are about to embark on a child care, health care, aged care or pet care project then look for experienced architects who know exactly what you are about to go through. You need to feel comfortable with your architect so make sure you have a good relationship, as you are going to have to deal with him or her over the next few weeks or even months.

 

Does Archizen Architects Provide Free Quotes?

Yes, upon completion of your initial consultation we provide a written fee proposal for our architectural services.  We do not have a standard fee structure as every project is unique however we do provide fixed architectural fees so you can easily budget for your project.  We are flexible at Archizen and can also provide you with an hourly rate for additional services and smaller projects.  To book your no obligation initial consultation we encourage you to call us on 02 9546 8988..

 

Does Archizen Architects Provide A Builder's Tender Package?

Yes, we can provide you with a comprehensive tendering package so building contractors can compare 'apples with apples'.  We can also help you with the negotiation process.

We include drawings, detailed specifications and specialist reports and we discuss these documents along with our expectation levels with potential builders.  We send your tendering package out to a number of builders who have registered an expression of interest in quoting for the construction of your project. You are free to use your builders or ours.

The tendering package is designed to make tendering for your project quick and easy so you can start your project as soon as you are ready.  You get to choose your builder. 

 

How Do We Make Payments

We provide a 6-step design process where upon receiving your initial deposit we can begin your project.  At Archizen payments are requested at milestones but generally clients are invoiced at 50% and 100% of each stage - this allows for a smooth and faster process. Once we receive your payment further architectural work commences - the sooner payments are received the sooner we can progress with your project.  All payments must be received prior to your Pre-DA Meeting or lodgement of your Development Application with Council.

  

What Type of Projects Do Archizen Architects Design?

We design small to medium sized care projects namely child care, health care, aged care and pet care as well as residential developments across Sydney, throughout Australia and more recently NZ.  No job is too difficult for us here at archizen and we love challenges including narrow, difficult and sloping sites. 

We have nearly 3 decades of experience in architectural design and during that time we have managed to build great long term relationships with many Councils throughout Sydney. With an extensive architectural portfolio archizen is proud to have an outstanding approval success rate while still pushing the boundaries of care architecture. 

 

Does Archizen Architects Provide a Concept To Completion Service?

Yes, we are totally flexible here at archizen.  We can provide you with a wide range of services such as architectural design services, construction documentation for Council, help you choose a builder and provide contract administration services during the construction phase.  

Archizen can take the stress out of the building process by acting as your agent, liaising with the builder on site and giving you peace of mind by ensuring that your project is built according to plan. You can relax while we handle all the building queries.

We will meet with the builder you've chosen and either the relevant council representatives or private certifier as often as necessary to ensure the building process is as smooth as possible.  We will keep you informed promptly if we have any concerns whatsoever to keep delays to a minimum.

 

What is 3D Architecture?

3D architecture is fully computer generated drawings and elevations.  We use the latest 3D archiCAD computer graphic technology where you will be able to see your care design come to life before you spend any money on construction to build your project.  You will also get to see 3D black and white computer visualisations of your design, including elevations and section drawings.   We can also supply you with computer graphic flythroughs, colour renderings for your sales package, shadow diagrams, electrical drawings and much much more. 

 

What if I have a Difficult Site?

We have a vast amount of experience in difficult sites.  We encourage you when choosing a site for your project not to overlook the potential of a difficult, narrow or sloping site.  While the cost of building on a difficult site can be more expensive, the costs are usually balanced with the initial lower purchase price however the end result is that you end up with a much more interesting care design that can be truly harmonious in its surroundings and reward you for years to come. 

 

How much will my design cost?

Archizen can design to your budget or wish list and if engaged to tender your project out to builders we will endeavour to achieve the best results for you. When it comes to the construction phase, with experience we have found that the cheapest quote is not always the best. We guarantee when acting on your behalf as your architects to ensure at all times that your best interests are completely satisfied in regards to both price and quality.

After assessing your individual needs and receiving your initial design brief we will provide you with a written fee proposal for your proposed project. We offer fixed fees so you can budget upfront for your project and avoid budget blowouts.  

 

What is Holistic Architecture?

To enable people, buildings and the environment to co-exist harmoniously, holistic care design looks at the 'big picture' and the complex interactions and relationships that people have with buildings and nature. While holistic care design embraces the philosophy of feng shui and sustainable design principles it also considers the impact a building will have on our environment.

Holistic architecture is essentially an all-encompassing macro eco-balance of aesthetics, budgets, timescales, energy relationships, function, purpose, personalities and eco sustainable development to enhance the over all well-being of its occupants.

 

What is Feng Shui?

Traditionally feng shui has been defined as the Chinese art of placement and it is literally translated to wind and water.  It is actually a practical cause and effect study of energy relationships between people, buildings and our environment. If applied correctly feng shui is said to enhance your health, happiness and prosperity. 

 

What is Sustainable Design?

Sustainable design should meet the needs of the present without compromising the ability of future generations to meet their own needs.  It considers building orientation, building materials, thermal mass, insulation and passive solar design to make your home naturally warmer in the winter and cooler in the summer.  It also considers things like gas or solar hot water systems, rainwater tanks for use in gardens, dual flush toilets, water-saving shower heads, taps and skylights for natural light. 

 

Will it cost more to include holistic principles into my care design?

It does not cost you anymore for us to include holistic principles into your care design if they are included from the start.  You will have an initial outlay for some products like solar panels and water tanks but you should end up saving money on your energy bills over the long term and the environment will thank you for it.
